French Rental Law 2025: Key Changes for Property Managers

The 2025 ALUR reform introduces several important changes to the rental management regulatory framework in France.

New transparency obligations

Managers must now provide landlords with a detailed quarterly report including recharged costs, any arrears and work carried out.

Fee caps

The decree caps management fees at 8% incl. VAT of rent including charges for unfurnished properties, and 10% for furnished.

Digital obligations

All documents (leases, inventories, receipts) must be accessible via a secure online portal for landlords and tenants.
